01 · Why us

A boutique, not a portal.

Most Rio apartments are sold by handing the keys to three or four agencies at once, each of which lists the same flat at a different price on the same portals until it goes stale. We work the opposite way: one broker, one considered price, one properly-presented campaign, and a shortlist of buyers we already know. You get the person who read your enquiry through to the closing table — CRECI-licensed, accountable, and fluent in English, Portuguese, French and Italian.

The honest version We only take on apartments we believe we can sell at a fair price, and we say no when an owner's number is above what the last real closings support. A mispriced listing that ages in public costs you more than a candid valuation ever will.
02 · The mandate

What a sales mandate actually includes.

A mandate is simply the agreement that authorises us to sell your property and sets the commission. Ours is written plainly, in your language, and every line below is part of it — not an upsell. An honest valuation, in writing

A recommended price band read by the broker himself, the same day, backed by the comparable sales that have actually closed near you in the last twelve months — CRECI-verified, not asking prices off a portal. You see the comps; the number is yours to check.

Presentation done properly

Professional photography, a clean floor plan, drone where the setting earns it, and light staging where it lifts the price. We coordinate and manage the shoot — you don't chase anyone.

The right buyers first

We present the apartment to the buyers we already work with — quietly, off-market, if you prefer — before it ever goes wide across the portals. Off-market or full-market is your call.

Negotiation and the offer

We handle the viewings, qualify the buyers, and negotiate on your behalf to a signed offer, keeping you informed at every step and in no one's hands but ours.

The legal close, coordinated

We work with your lawyer and the notary through the escritura, the ITBI transfer tax and the capital-gains filing, so the paperwork is run for you rather than handed to you as a list.

Your money home, for overseas owners

03 · Sell, let, or both

Earn while it sells.

Because we run a managed rental portfolio as well as a sale book, you have a choice most Rio brokers can't offer. If your apartment would earn more furnished than it costs to hold, we can run it as a fully-serviced short-stay — cleaning, linens, guest management, concierge, the lot — while the sale campaign is live. The apartment carries itself instead of sitting empty and pressuring you to discount. That's the dual-track: listed for sale and let by the night in parallel, under one mandate.

We won't quote you a nightly number blind What an apartment earns by the night depends on the specific home and the calendar, and those live rates sit with our rentals and the booking engine — not on a seller's page. What we will do is model the sell-versus-let decision on your real figures. The Rendite-Rechner is the exact sheet we use: DCF, IRR, and short-stay against long-let, side by side.
04 · What it costs

No upfront fee. Commission on the sale.

The valuation and the comparables are free. There's no fee to list, and no charge for the photography or the campaign. Our commission is negotiable, agreed with you in writing before you sign anything, and paid only on a completed sale. If we run the apartment as a serviced rental as well, the management terms for that are separate and, again, set out plainly up front. You never pay us to try.

On tax, we're your coordinator, not your adviser The ITBI, the capital-gains tax on your gain and, at home, whatever your own country levies are real numbers that belong with a Brazilian accountant and your home-country adviser. What owners ask before listing.

Do I have to give you an exclusive mandate?

No — you choose. An exclusive gives one broker responsibility and usually a better, more coordinated campaign and a keener price; an open mandate lets several agencies list at once. We'll explain the trade-off honestly and recommend what suits your apartment, but the choice is yours. The mandate guide lays both out in full.

What does it cost to list, and what's the commission?

Nothing to list. The valuation, comparables, photography and campaign are all included at no upfront cost, and our commission is negotiable, agreed in writing before you sign, and paid only on a completed sale. You never pay us to try.

Can you sell my apartment while I live abroad?

Yes. A Brazilian power of attorney lets us and your lawyer handle the deed, the ITBI and the notary on your behalf — you sign once, at a consulate or by courier. Most of our overseas owners never fly in for the sale, and we coordinate getting the proceeds home afterwards.

Should I sell now or rent it out?

That depends on your apartment and your alternatives, and it's exactly the question we can answer honestly because we do both. We'll model the sell-versus-let decision on your real numbers — the same ROI sheet we use internally — and tell you which one actually serves you, rather than defaulting to the sale.

Can you list it discreetly, off-market?

Yes, and for trophy and higher-value homes it often works best. We can take the apartment quietly to a shortlist of buyers we already know before any public listing, protecting both the price and your privacy, and widen the campaign only if it's needed.

Which neighbourhoods do you cover?

The South Zone we know at the closing-table level: Ipanema, Leblon, Copacabana, Lagoa, Jardim Botânico, São Conrado and Joá, plus the wider Rio market. Start from your neighbourhood — for example sell in Ipanema or sell in Copacabana — or just send us the building.
