Neoclassical Laranjeiras, on the transition into Cosme Velho.
Edifício Águas Férreas is the architectural marker of the Laranjeiras–Cosme Velho transition at Rua das Laranjeiras 550. Fifteen floors, seventy-five apartments running 144–170 m², a neoclassical façade ordered around columns and balconies — and a carp pond at the main entrance that is the most-photographed building threshold in the neighborhood.
Inventory is finite and trades slowly. Owners are multi-generational Laranjeiras families plus a steady professional thread drawn to the corridor's village-scale density, the Largo do Machado axis, and the Cosme Velho-side walk to Parque Guinle and the Corcovado tram.
Walk and drive times to the things that decide where you live in Rio — beach, metro, airports, neighborhood anchors.

Open Charlie's full map →Construction began in 1939 on land previously occupied by the Ottoni family residence. The architect was Mário Marcelino Pinto; the builder was FL Campos. Delivery was pushed out by World War II material shortages — the building did not open until 1945.
The neoclassical program reads as a deliberate counter-statement to the Art Deco wave that was reshaping the Flamengo and Copacabana waterfronts in the same years. Águas Férreas chose columns, balconies and a carp-pond entrance over the streamlined geometries of its contemporaries.
The building has been continuously residential since delivery; the façade and the carp pond are unchanged, with common-area infrastructure renewed in successive cycles. Águas Férreas is regularly cited in Rio's architectural-heritage literature among the city's most charming residential addresses.
Long-term focus given the 30-night minimum. Tenant base is academic, diplomatic and public-sector professionals drawn to Laranjeiras over the louder Zona Sul beachfront.
Where named individuals declined attribution, we describe the owner profile. No address-level identification of current residents.
Original-buyer families hold many of the larger units across two and three generations — the neighborhood's pattern across its prestige residential stock.
Laranjeiras has been a long-time residence of professors, writers, and senior public-sector professionals; Águas Férreas anchors that ownership thread on the Cosme Velho transition.
