Edifício Arpoador.

Beachfront three-bedrooms at the surf end of Ipanema.

About the building

Edifício Arpoador in brief.

Edifício Arpoador sits at Vieira Souto 140, on the stretch of beachfront closest to the Arpoador rock. Where most of the avenue trades in 250 m²-plus plates, this 1966 building holds the avenue's compact tier: roughly 83 to 110 m², two and three bedrooms, with frente units looking straight down Posto 7 — the surf break.

That size band is what makes the building matter to a buyer. A 110 m² three-bedroom here listed at R$ 5.3M — around R$ 48,000 per square meter — which is real Vieira Souto pricing, but at an absolute ticket roughly a third of what the big-plate buildings up the avenue ask. It is the practical entry point to a beachfront address in Ipanema.

History

How it got here.

Delivered in 1966, in the same build-out decade that completed the Arpoador end of Vieira Souto. The building took its name from the headland two blocks east — the rock that splits Ipanema from Copacabana and gives this corner of the beach its sunrise crowd.

Six decades of continuous residential use. Common areas have been renovated in cycles; the compact unit grid is unchanged, which keeps the building's resale market liquid by Vieira Souto standards — smaller tickets turn over faster than the avenue's estate-sized plates.
