Edifício JK at Avenida Vieira Souto 206 is the only residential building on Rio's entire beachfront designed by Oscar Niemeyer. The glass facade faces Ipanema's sand directly; inside, a sinuous opening and a sculptural staircase connect the two top floors — the same formal language Niemeyer was using in Brasília at the time, applied to a private commission on the most expensive avenue in the city.
Plates are large — around 300 m², three and four bedrooms — and inventory is scarce. Recent asking prices have run R$ 8.4M to R$ 9M for 300–314 m² units, which is a discount per square meter against smaller Vieira Souto apartments: big-plate Niemeyer for the price of a mid-floor three-bedroom two blocks inland.

Built in 1962 by Sebastião Paes de Almeida — president of Banco do Brasil and interim finance minister under Juscelino Kubitschek — who commissioned the project from Oscar Niemeyer and named the building after the president he served. The association with JK made the address a political-society marker from day one.

Niemeyer never designed another residential building on the Rio orla, which left the JK as a one-off: the curved opening in the facade and the sculptural stair joining the top two floors are cataloged in surveys of his residential work.
