Edifício Machado de Assis
Copacabana · Rio de Janeiro

Edifício Machado de Assis.

One 677 m² apartment per floor, Burle Marx gardens out back.

About the building

Edifício Machado de Assis in brief.

Edifício Machado de Assis is one of the quiet standouts of the Copacabana beachfront: a single white-marble building at Avenida Atlântica 2768 where each apartment takes roughly 677 m² and comes with three parking spaces. The lot runs the full depth of the block, from the beach avenue through to Rua Domingos Ferreira, and the back of it holds gardens designed by Roberto Burle Marx — the landscape architect behind the Copacabana boardwalk itself.

This is a building people hold, not trade. Listings surface rarely and sell off-portal more often than on; when they do appear, asking rates sit at R$ 25,000 – 32,000 per m², the top band of the Copacabana frontline. Buyers comparing against Ipanema get a full-floor oceanfront plate here for roughly the price of a 350 m² unit four kilometers south.

History

How it got here.

Delivered in 1970, built by H.C. Cordeiro Guerra during the last big wave of full-plate luxury construction on Avenida Atlântica — the same years the avenue itself was being doubled in width and Burle Marx was laying the black-and-white wave boardwalk in front of it.

The developer commissioned Burle Marx for the private gardens on the Domingos Ferreira side of the lot, an unusual amenity for the era: most beachfront buildings of the period built to the lot line. The garden, the marble facade and the one-unit-per-floor plan have kept the building in Copacabana's top price band for five decades.
