Edifício Mare Nostrum.

Big beachfront plates on Leme's stretch of the Atlântica.

About the building

Edifício Mare Nostrum in brief.

Edifício Mare Nostrum sits on the Leme stretch of Avenida Atlântica — the first kilometer of the avenue, before Princesa Isabel, where the beach crowd thins and the buildings face the same water for about 30% less per square meter than mid-Copacabana. Built in 1968, the building carries some of the largest plates on this stretch: apartments around 340 to 360 m², four bedrooms, full ocean frontage.

Current market: a 336 m² four-bedroom listed at R$ 7.5M works out to roughly R$ 22,000 per m² — the going rate for Leme frontal mar. HOA runs R$ 3,900 – 4,700 a month. For buyers who want Avenida Atlântica frontage at family scale without Copacabana Palace-block pricing, this is the math that makes Leme work.

History

How it got here.

Delivered in 1968, in the verticalization wave that rebuilt Leme's beachfront through the 1950s and 60s — the same years the Le Méridien (now Hilton) went up a few hundred meters down the avenue. The buildings from this wave replaced the low seaside houses of early Leme with the wall of residential buildings that defines the avenue today.

Mare Nostrum has stayed fully residential since delivery — one building of large single-plate apartments. The Leme end of the Atlântica never converted to the hotel-and-flat mix of central Copacabana, which is why its buildings still trade as family addresses.

What a unit leases for.

Frente units lease fast to families and relocating executives; Leme's beachfront has chronically thin rental supply at this size.
