Edifício Praia de Botafogo sits on Praia de Botafogo with the postcard frame of the city behind it: Sugarloaf rising directly across the bay, the curve of Enseada de Botafogo at the door. Delivered in 1971, the building was the last residential project completed on Praia de Botafogo for the next 53 years — until the Enseada launch broke the hiatus.
That generational pause is the entire investment thesis. Inventory is finite, supply doesn't grow, and the few apartments on the bayfront with this view across to Sugarloaf cannot be replicated until the next launch generation catches up. Resales are intermittent and largely off-portal.

Delivered in 1971 at the end of Botafogo's mid-20th-century residential build-out. The neighborhood's transition to a primarily commercial and corporate district through the 1970s and 1980s shut off the pipeline for new residential buildings on the bay — Edifício Praia de Botafogo was effectively the closing chapter of that residential era.

Through the next five decades the building has stayed in its original residential use, with progressive systems and common-area modernizations. The bay-view orientation has been the constant: most units face the water directly with Sugarloaf as the visual anchor.
