The terreno was occupied for decades by a 1930s mansion, one of the last surviving single-family residences on the Lagoa waterfront. The property was tombada in 2002; in 2025 the Brazilian Supreme Court (STF) lifted the heritage protection, clearing the way for new development.

Adjacent to the mansion lot is the parcel where Chico's Bar — a long-standing Lagoa restaurant — previously operated. The L'Unique Lagoa project assembles both lots into a single development under the ownership of the Haddad family, the lineage behind the old Fábrica Bangu textile mill.

The building has been designed by architect Paulo Guimarães. The lobby program will include a panel inspired by the old Fábrica Bangu (a deliberate reference to the Haddad family heritage), and the broader decorative scheme references the Lagoa context: fishing nets, oars, the Cristo Redentor, and the Dois Irmãos. Ground-floor retail completes the program.
