L'Unique Lagoa is the most expensive new launch on the Lagoa Rodrigo de Freitas — Avenida Epitácio Pessoa, twelve apartments total at two per floor, each 340 m², plus a 600 m² duplex penthouse. Apartments start at R$ 20.4M; the penthouse starts at R$ 36M. At roughly R$ 60K/m² it is approximately 170% above the Ipanema average and trades alongside Delfim Moreira in Leblon — the most expensive launch in Lagoa history.
The project sits on a two-lot assemblage: a 1930s mansion (heritage-listed in 2002, delisted by the Supreme Court) and the adjacent Chico's Bar lot. Landowner is the Haddad family. As of late 2025 the land sale had not yet been finalized — the project is under development rather than under construction; ADV is tracking the launch for waitlist clients.

The property was tombada in 2002; in 2025 the Brazilian Supreme Court (STF) lifted the heritage protection, clearing the way for new development.
Adjacent to the mansion lot is the parcel where Chico's Bar — a long-standing Lagoa restaurant — previously operated. The L'Unique Lagoa project assembles both lots into a single development under the ownership of the Haddad family, the lineage behind the old Fábrica Bangu textile mill.
The building has been designed by architect Paulo Guimarães. The lobby program will include a panel inspired by the old Fábrica Bangu (a deliberate reference to the Haddad family heritage), and the broader decorative scheme references the Lagoa context: fishing nets, oars, the Cristo Redentor, and the Dois Irmãos. Ground-floor retail completes the program.
Long-term focus expected given the ticket. Tenant base will mirror the Lagoa-front profile: HNW Brazilian families, senior executives, and the international thread that prices Lagoa for the lagoon and Cristo orientation.
