Rive Droite sits at the western end of Avenida Prefeito Mendes de Morais — São Conrado's beachfront avenue — one block past Praia Guinle, with the sand across the avenue and Pedra da Gávea behind. Three buildings of 15 floors, two apartments per floor, with units running 394 to 510 m².

Current asking prices run from about R$ 8.15M to R$ 13.5M — roughly R$ 21–26K per m², a fraction of equivalent Leblon frontage for plates twice the size. HOA runs R$ 6.6K to R$ 10.1K per month, which buys a semi-olympic pool, health spa, squash court, gym, saunas and full gated security.

São Conrado's pitch is unchanged: oceanfront scale and privacy that Zona Sul's beachfront cannot offer, ten to fifteen minutes from Leblon through the tunnel — with the L4 metro station now covering the connection. The neighborhood trades at a discount to Leblon; buyers who don't need the Leblon address keep the difference.

History

How it got here.

Delivered in 1998, in the last major build-out wave of São Conrado's beachfront avenue — a generation newer than most of its neighbors, which shows in the floor plates, garage ratios and amenity floor.

The avenue itself, named after the mayor who urbanized the São Conrado lowland, holds a short row of large-plate condominiums (Praia Guinle, Litorânea, Mar Azul, Rive Droite) that together form the neighborhood's beachfront market.

The arrival of the São Conrado metro station on Linha 4 in 2016 cut the neighborhood's practical distance to Zona Sul and the business districts, firming up demand for the avenue's larger plates.
