Santa Mônica Jardins is Barra da Tijuca's reference mansion condominium: 370,000 m² of gated grounds on Avenida das Américas where owners buy a lot and build their own house. Unlike a vertical condominium, it has no single delivery year: the developer sold serviced lots and owners built custom houses, so the housing stock spans decades of individual projects and rebuilds.
The result is one of the most consistent mansion markets in Rio. Houses are regularly demolished and rebuilt to current taste, which keeps the stock newer than the condominium's age would suggest, and teardown-value lots still trade alongside finished houses.
