History

How it got here.

Santa Mônica Jardins grew out of Barra da Tijuca's master-planned expansion — the Lúcio Costa pilot plan that zoned the flatland west of the Zona Sul tunnels for large gated communities. Unlike a vertical condominium, it has no single delivery year: the developer sold serviced lots and owners built custom houses, so the housing stock spans decades of individual projects and rebuilds.

The result is one of the most consistent mansion markets in Rio. Houses are regularly demolished and rebuilt to current taste, which keeps the stock newer than the condominium's age would suggest, and teardown-value lots still trade alongside finished houses.

Over the years the address has drawn footballers, television personalities and entrepreneurs — the cohort that wants house-scale privacy with condominium-grade security.
