Sell your apartment in Lagoa.
Lagoa is the ring of buildings around the Lagoa Rodrigo de Freitas — the saltwater lagoon between Ipanema and the forest, with the Christ statue on one side and the Dois Irmãos on the other. The apartments that face the water own something no new development can manufacture: an open, protected outlook over the lagoon and the mountains, with the rowing lanes and the running track below. That view is the asset, and it's why Lagoa holds its value through softer markets.
Selling here is largely about the view line and the floor. A high, front apartment with the full sweep of the water is a scarce thing that the right buyer waits for; a lower or side-angled unit is a calmer, family-driven sale. Both have buyers — Lagoa is prized by cariocas who want green, quiet and space a few minutes from Ipanema — but they price and sell quite differently, and pricing to the specific outlook is the whole game.
