03 · Buying from Europe

A door that didn't close.

Much of the interest we're now fielding comes from Europe — from buyers in France, Germany, the United Kingdom, Portugal, Italy and Spain who spent the last decade watching golden-visa programmes tighten or close. Portugal removed its property route in 2023; Spain wound its scheme down; the UK ended its investor visa in 2022. Brazil is one of the few large, stable countries that still lets a livable property purchase and a permanent-residency track travel together — at roughly a third of Portugal's old price.

Do I have to buy property to get Brazilian residency?

No. Property is the flagship route (the R$1M investor visa), but four of the six pathways don't require a purchase at all — the digital-nomad and retiree visas run on monthly income, and the business and innovation visas run on a company investment from as little as R$150,000. Many clients buy et take a non-property route; the two aren't linked. The visa guide lays out each one.

Is buying property in Rio really the main reason people pursue residency?

For our clients, often yes — the apartment is the anchor and residency makes it durable: a base the family can use freely, a tax and estate plan, and a four-year road to a passport that travels to 170+ countries. But we're candid that a Brazilian passport is not EU residence. If EU labour rights are your goal, we'll tell you an EU programme serves you better.

Can you handle the property and the visa together?

Yes — there's a dedicated guide for each, with the real per-country substance: buying from France (a tax treaty in force since 1972, the IFI), buying from Germany (no treaty since 2006 — relief via the §34c credit), and buying from the UK (post-Brexit, post-non-dom, the treaty signed in 2022 but not yet in force).
